How Long Does Artificial Turf Last?

Modern residential artificial turf lasts 15–25 years in North Texas — and the install matters more than the turf itself. Here's what determines the real number.
Modern residential artificial turf installed properly in McKinney lasts 15–25 years. Most homeowners get the warranty period out of it (typically 15 years from the manufacturer, 8 from us) and then some, often replacing it not because it failed but because they want a newer-spec turf.
What the warranty covers
A good manufacturer warranty covers UV degradation, fiber breakdown, and seam failure for 15+ years. Our 8-year install warranty covers the seams, base, and craftsmanship — the parts that depend on who put it down, not who made it.
Four factors that determine actual lifespan
1. The base — most important
A properly compacted 3–4 inch crushed-stone base built for North Texas clay is the single biggest factor in how long your turf lasts. A cheap install on a bad base develops low spots, drainage issues, and seam separation in 5–7 years. A good base lasts decades.
2. Turf weight and face weight
Residential turf is rated by face weight (ounces of yarn per square yard). 60–80 oz residential turf in McKinney typically lasts 15–20 years. 80–100 oz heavy-residential or commercial-grade lasts 20–25+.
3. UV exposure
Full-sun backyards in Texas get the most UV exposure in the country. Modern turf is UV-stabilized for this, but you'll see slightly faster fiber wear in a 100%-sun yard than in a shaded one. Doesn't change the practical lifespan much.
4. Traffic
A pet turf install with two big dogs and three kids ages 5× faster than a low-traffic ornamental lawn. Heavy-traffic areas (under a swing set, by the back door, around the grill) are the first places that show wear — usually still inside the warranty period.
Maintenance that extends life
- Power-broom once or twice a year to stand the blades back up.
- Blow leaves off in fall — they don't decompose into the turf if you remove them.
- Top up infill every 3–5 years in high-traffic zones (we do this for past clients at cost).
- Hose off pet areas in summer.
We have McKinney installs from 2017 still looking nearly new in 2026. The ones that haven't aged well were almost always installed by someone else over a clay base that wasn't excavated and compacted properly. The turf is fine; the base failed.
When to replace
Most McKinney homeowners replace not because the turf failed but because (1) they want a newer cool-tech spec, (2) their pet load changed, or (3) they're moving and want a fresh look for resale.
